UK House Price Index

UK average house price = £285,009, -1.2% change in the month, 4.1% up in the year. Monthly index (where January 2015 = 100) 149.5

The average UK house price is £11,000 higher than a year ago, although down £8,000 from the November 2022 peak. House price inflation in the South West was highest, at 5.4% in the twelve months. During the same period, the average London house price rose 1.5%.

Bank of England

In March, mortgage approvals rose to 52,000 from 44,100 in February (net of cancellations). The interest rate of newly drawn mortgages averaged 4.41%, up from 4.24%.

Halifax

UK average house price = £286,896, -0.3% in the month, 1.4% in the quarter, 0.4% in the year. Monthly index (where January 1992 = 100) 494.7

The Halifax says the first time buyer market is resilient, possibly as a result of increasing rents. Borrowing costs are likely to be affecting house prices but the number of properties for sale is slowly increasing. The housing market is becoming more steady after a period of instability but there may be ‘downward pressure’ on house prices this year.

Rightmove

National average house asking price = £372,894, 1.8% in the month and 1.5% in the year.

The caution seen by house sellers following the mini-budget seems to be settling and buyer demand is up by around 3% from 2019, although affordability is stretched. Agreed sales are around 3% below 2019 and there are indicators that top of the ladder sellers are asking too high a price.

Nationwide

UK average house price = £260,441, 0.5% change in the month and -2.7% increase in the year.

April’s 0.5% rise in house prices was the first since a series of falls over seven consecutive months, leaving negative house price growth over the year. The number of mortgage applications is increasing, although buyer confidence remains subdued, largely due to economic and financial concerns. A fall in inflation is expected in the second half of 2023 which is likely to positively affect confidence if the labour market stays strong.

LSL / Acadata

Average England and Wales house price = £375,063, -0.5% change in the month, 2.4% in the year.

There are not enough of the ‘right kind’ of house on the market, which is contributing to the lack of supply and affordability issues. An estimated two million households will remortgage fixed rate loans this year. Most are expected to be able to absorb the higher interest rates pushing up mortgage costs as a result of the bank rate increase to 4.5%.

RICS Survey Overview

The RICS Residential Market Survey for May suggested downbeat feedback on new buyer enquiries and agreed sales, largely due to borrowing costs and a cautious outlook.

Nationally, house price indicators are negative but not by as much as in previous months. House price expectations are expected to steady over the next twelve months.

Rightmove.co.uk is the UKs leading property website, displaying details of homes for sale or rent to the largest online audience. It is consistently ranked the number one property website in the UK (source: Experian Hitwise). It has around 90% of all properties for sale and at any time displays a stock of over one million properties to buy or rent, worth around £270 billion. The Rightmove.co.uk site attracts over 130 million visits from home movers each month with time on site averaging over one billion minutes per month (Rightmove data, 2017).
