{"id":30000,"date":"2026-09-29T12:12:01","date_gmt":"2026-09-29T11:12:01","guid":{"rendered":"https:\/\/www.propertysurveying.co.uk\/newsletter\/?page_id=30000"},"modified":"2026-09-29T12:12:01","modified_gmt":"2026-09-29T11:12:01","slug":"ai-data-centres-who-are-the-wests-super-investors","status":"publish","type":"page","link":"https:\/\/www.propertysurveying.co.uk\/newsletter\/?page_id=30000","title":{"rendered":"AI Data Centres: Who are the West&#8217;s Super-Investors?"},"content":{"rendered":"<p><strong><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-30026\" src=\"https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/Money-as-banner-300x108.jpg\" alt=\"\" width=\"674\" height=\"243\" srcset=\"https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/Money-as-banner-300x108.jpg 300w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/Money-as-banner-768x276.jpg 768w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/Money-as-banner.jpg 1200w\" sizes=\"auto, (max-width: 674px) 85vw, 674px\" \/><\/strong><\/p>\n<p><strong>AI Data Centres: Who are the West\u2019s Super-Investors?<\/strong><\/p>\n<p><strong>With approaching $8 trillion projected to be invested in AI data centres and infrastructure over the next five years by the groups below alone, we look at the West\u2019s top five financial giants behind this capital race.<\/strong><\/p>\n<p>Goldman Sachs projects a combined $5.3 trillion in capital expenditure on AI Data Centres between 2025 and 2030 from numbers 2 to 5 in our list. \u00a0At number 1, Blackstone\u2019s $100 billion commitment makes AI one of the largest voluntary capital allocations in economic history, equivalent to the GDP of Germany and France combined.<\/p>\n<p>The four largest Hyperscalers are Microsoft, Amazon, Meta and Alphabet (Google\u2019s holding company).\u00a0 In 2026, their spending is expected to reach $725 billion, up 77% on the \u00a3410 billion spent in 2025.<\/p>\n<p>The fifth, in pole position, is the world\u2019s single largest investor in Data Centres: Blackstone.<\/p>\n<p>Between them, these companies\u2019 strategies, financial clout and competitive ambitions are literally reshaping the physical landscape of the Western world.<\/p>\n<p><strong>Key Terms:<\/strong><\/p>\n<ul>\n<li><strong>GPU<\/strong>: graphics processing unit (a specialised electronic circuit for graphics used in gaming, video editing and AI)<\/li>\n<li><strong>Training AI<\/strong>: needs larger centres and more power to instil data and run tests.<\/li>\n<li><strong>Inferential AI<\/strong>: the service available once AI is \u2018trained\u2019. Co-location and speed of processing more of a priority.<\/li>\n<\/ul>\n<p><strong>\u00a0<\/strong><\/p>\n<p><strong>1\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Blackstone<\/strong><\/p>\n<ul>\n<li><strong>In April 2026, Stephen Schwarzman, Blackstone co-founder, Chairman and CEO, declared \u2018\u201dBlackstone has become the largest investor in AI-related infrastructure in the world\u201d\u2019<\/strong><\/li>\n<li><strong>By the end of this year, \u00a3100 billion will be committed to data centre investment.<\/strong><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>Operating companies under the Blackstone empire include QTS Realty Trust (acquired 2021); AirTrunk (acquired 2024); BREIT; Blackstone Digital Infrastructure Trust (BXDC).<\/strong><\/li>\n<\/ul>\n<p>QTS now operates the Cambois campus in Northumberland (\u00a310 billion, 153 hectares), is developing major sites in Pennsylvania, Atlanta, Dallas, and across the Netherlands and Germany, and has a global pipeline of development commitments that dwarfs all rivals in the private market.<\/p>\n<p>In addition, Blackstone acquired AirTrunk \u2014 Australia and Asia-Pacific&#8217;s largest data centre operator in 2024 for approximately $16 billion.\u00a0 This instantly created one of the most geographically diversified data centre portfolios in the world.<\/p>\n<p>The firm&#8217;s competitive edge lies not just in its capital scale but in its operational model.\u00a0 Blackstone early saw the need for a power infrastructure to support power-hungry AI centres and deliberately \u2018built big\u2019, literally and through acquisition.\u00a0 This prescience has placed Blackstone at the core of AI data centre development. \u00a0With the backlash against energy use, Blackstone has invested heavily in greener sources, reducing the carbon footprint of its newer facilities.<\/p>\n<p>Blackstone does not simply finance development, it deploys proprietary deal-sourcing tools, manages power procurement and grid negotiation.\u00a0 It offers confidence through supreme financial strength to deliver multi-gigawatt campuses on multi-decade lease terms.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p><strong>2\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Microsoft<\/strong><\/p>\n<ul>\n<li><strong>Microsoft\u2019s capital expenditure for 2026 is approximately $190 billion, the vast proportion of this for AI data centres and GPUs. <\/strong><\/li>\n<li><strong>Its infrastructure includes Azure cloud (which has grown 40%); OpenAI partnership; global data centre estate.<\/strong><\/li>\n<li><strong>In a single quarter of the 2026 tax year, Microsoft spent $30.9 billion on capital expenditure \u2014 more than most countries spend annually on research and development.<\/strong><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Uniquely, Microsoft is simultaneously a tech company, a cloud operator, and, through its partnership with OpenAI, the most direct commercial beneficiary of the revolution it is funding.\u00a0 The vertical integration model sees Microsoft designing its own AI chips (the Maia series), operating its own network infrastructure and co-developing the AI models that runs its hardware.<\/p>\n<p>It has an estimated backlog of $80 billion in orders it cannot yet fulfil owing to power constraints.<\/p>\n<p>In the UK, Microsoft has committed \u00a310.5 billion to data construction over 3-5 years.<\/p>\n<p>Globally, Microsoft is building or expanding campuses across the US, France, Germany, Sweden, Japan, Australia and the UAE.<\/p>\n<p>Not only is Microsoft\u2019s data centre programme a primary force behind the growth in demand for electricity in several US states, but it is also a primary customer for nuclear energy restart programmes, including the reopening of Three-Mile Island Unit 1 in Pennsylvania.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>3\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Amazon Web Services<\/strong><\/p>\n<ul>\n<li><strong>Capital expenditure in 2026 is approximately $200 billion, concentrated mainly on construction of data centres, networking infrastructure and GPU Procurement.<\/strong><\/li>\n<li><strong>Key infrastructure: AWS cloud; 33 operational regions globally, US Project Rainier.<\/strong><\/li>\n<li><strong>Project Rainier<\/strong> <strong>in the US is a hyperscale cluster developed in partnership with Microsoft. It uses custom Trainium chips and is one of the largest AI training facilities ever built, spanning multiple sites in northern Virginia.<\/strong><\/li>\n<\/ul>\n<p>With approximately 30% of the global cloud market share, Amazon Web Services (AWS) is the world\u2019s largest cloud computing provider.<\/p>\n<p>Each of the 33 cloud regions comprises multiple data centres.\u00a0 Expansion has been announced in the UK, Thailand, Malaysia, New Zealand, Mexico, Saudi Arabia and Germany.<\/p>\n<p>In the UK, Amazon has committed to spend \u00a38 billion on cloud infrastructure in three years to 2027.<\/p>\n<p>The scale of Amazon\u2019s global logistics network gives it infrastructure procurement advantages no plain data centre company can match.<\/p>\n<p>Amazon&#8217;s competitive position rests on the breadth of its cloud services, its custom silicon programme (Trainium for training, Inferentia for inference).<\/p>\n<p>Like Microsoft, it is also a major buyer of renewable energy and nuclear power, with long-term power purchase agreements signed across the US, Europe, and Asia-Pacific.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>4\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Alphabet (Google)<\/strong><\/p>\n<ul>\n<li><strong>Capital expenditure for 2026 set to be $175\u2013190 billion. Up from $85 in 2025.<\/strong><\/li>\n<li><strong>Key infrastructure: Google Cloud; Google DeepMind; custom TPU chips.<\/strong><\/li>\n<li><strong>Google DeepMind, whose headquarters are in London, is one of the world&#8217;s leading AI research organisations. Its findings drive demand for the infrastructure Google builds.<\/strong><\/li>\n<\/ul>\n<p>The doubling of investment shows the acceleration of AI demand.\u00a0 It also reflects Google\u2019s resolution to maintain its early lead in AI to Microsoft or Amazon given its history of research into the potential of AI.<\/p>\n<p>Alphabet was the first hyperscaler to make AI the explicit centre of its data centre strategy.\u00a0 Now it their sixth generation, Google\u2019s Tensor Processing Units (TPUs, custom chips designed specifically for AI training and inference workloads).\u00a0 These give Google a technical advantage in cost-per-compute that allows it to operate AI services more efficiently than rivals relying on third-party GPU supply.<\/p>\n<p>Part of a \u00a31 billion UK investment commitment, in 2025, Google opened a new data centre in Hertfordshire.<\/p>\n<p>Globally, Google\u2019s 2026 construction programme includes major expansions in Ohio, Texas, Iowa, South Carolina, Virginia, Singapore, Taiwan, Finland, and Belgium.<\/p>\n<p>Google has also been the most aggressive of the hyperscalers in securing long-term nuclear power agreements, signing contracts for advanced small modular reactor capacity in the United States.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>5\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Meta<\/strong><\/p>\n<ul>\n<li><strong>Meta\u2019s 2026 capital expenditure is approximately $115\u2013135 billion.<\/strong><\/li>\n<li><strong>Key infrastructure: Meta AI; Llama models; proprietary GPU clusters<\/strong><\/li>\n<li><strong>Meta is willing to build at the 5 GW scale where a single facility requires power equivalent to the needs of a small city&#8217;s entire power grid. This is a new threshold in data centre ambition that even its hyperscale rivals have not yet matched.<\/strong><\/li>\n<\/ul>\n<p>Meta\u2019s planned capital expenditure is particularly remarkable given that, unlike the previous companies, it does not sell cloud services to third parties.\u00a0 Every dollar Meta invests in data centre infrastructure is used for its own AI research, its social media platforms (Facebook, Instagram, WhatsApp) and its increasingly ambitious AI assistant products.<\/p>\n<p>CEO Mark Zuckerberg framed AI as competitive necessity for Meta.\u00a0 The Llama family of open-weight large language models has become the foundation for thousands of third-party AI applications globally, creating a demand that Meta itself must supply.<\/p>\n<p>To this end, Meta is also building &#8220;the world&#8217;s longest subsea cable&#8221;.\u00a0 This is a 40,000-kilometre fibre loop encircling the globe to give its data centres private, low-latency international connectivity free from dependence on shared infrastructure.<\/p>\n<p>Sites include a 1 GW data centre in Ohio and a facility in Louisiana that could eventually scale to 5 GW.<\/p>\n<p>In Europe, Meta operates large data centres in Denmark, Ireland, and Sweden, all powered by renewable energy, and has committed to significant UK expansion.<\/p>\n<p><strong>Conclusion<\/strong><\/p>\n<p>It\u2019s a race.\u00a0 Whoever builds the most and fastest wins the AI race.\u00a0 <strong><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-29964 alignright\" src=\"https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/memory-stick-black-data-storage-300x169.jpg\" alt=\"\" width=\"208\" height=\"117\" srcset=\"https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/memory-stick-black-data-storage-300x169.jpg 300w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/memory-stick-black-data-storage-768x432.jpg 768w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/memory-stick-black-data-storage.jpg 800w\" sizes=\"auto, (max-width: 208px) 85vw, 208px\" \/><\/strong>Whoever wins that cleans up financially from the biggest technological \u2018advances\u2019 of the century.\u00a0 Analysts predict the small will go to the wall, as happened before in the tech evolution wars.<\/p>\n<p>Sadly, walls will also cover a lot of our landscape, and, as we see elsewhere in this newsletter, the natural world will not recover in a lot of human life times.\u00a0 It\u2019d better be worth it.<\/p>\n<p>&nbsp;<\/p>\n<p>\u00a9<a href=\"http:\/\/www.propertysurveying.co.uk\/INDEX\/INDEX1.html\">www.PropertySurveying.co.uk<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>AI Data Centres: Who are the West\u2019s Super-Investors?
