{"id":29615,"date":"2026-06-01T11:16:56","date_gmt":"2026-06-01T10:16:56","guid":{"rendered":"https:\/\/www.propertysurveying.co.uk\/newsletter\/?page_id=29615"},"modified":"2026-06-01T11:16:56","modified_gmt":"2026-06-01T10:16:56","slug":"a-students-guide-to-starting-and-ending-a-tenancy","status":"publish","type":"page","link":"https:\/\/www.propertysurveying.co.uk\/newsletter\/?page_id=29615","title":{"rendered":"A Student\u2019s Guide to Starting and Ending a Tenancy"},"content":{"rendered":"<p><strong>A Student\u2019s Guide to Starting and Ending a Tenancy<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" wp-image-29670 aligncenter\" src=\"https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/tenancy-300x100.png\" alt=\"\" width=\"510\" height=\"170\" srcset=\"https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/tenancy-300x100.png 300w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/tenancy-2048x683.png 2048w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/tenancy-768x256.png 768w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/tenancy-1536x512.png 1536w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/tenancy-1200x400.png 1200w\" sizes=\"auto, (max-width: 510px) 85vw, 510px\" \/><\/p>\n<p>As the end of the University academic year approaches, we remind students how to manage their exit from rented accommodation and, we hope, retain their deposits.<\/p>\n<p><strong>Deposits<\/strong><\/p>\n<p>Deposits are a landlord\u2019s reasonable protection against tenants causing damage to their property.\u00a0 Contrary to the image of grasping goblins depicted by the media, most landlords are just normal individuals trying to make a bit of money to provide an income or top up a pension.\u00a0 It is perfectly reasonable for them to want to protect the property in which they may have an emotional as well as a financial investment.<\/p>\n<p>That said, two close family members of the author experienced less scrupulous landlords when at University in Liverpool and Birmingham who tried to withhold their deposits for student accommodation.\u00a0 Luckily for them, they were savvy girls who had taken the advice that follows.\u00a0 When unpleasant disputes began, their resident surveyor was able to step in and use their evidence to fight their respective corners.<\/p>\n<p>If you follow the advice below, you should be able to relax and enjoy your student experience.<\/p>\n<p><strong>Before Term<\/strong><\/p>\n<p>Well before term starts make sure your documentation is in order.\u00a0 Check the small print of accommodation contracts.\u00a0 Make sure you know who to contact if you have any issues.<\/p>\n<p>If possible, if sharing accommodation, try to negotiate that your guarantor is only liable for your share of the rent.\u00a0 It seems widespread now that agencies require guarantors to guarantee the entire rent for the property but if you can challenge this, do so.<\/p>\n<p><strong>On Arrival<\/strong><\/p>\n<p>It is easy to arrive at your university digs full of excitement.\u00a0 Unable to contain the thrill of making a room your own by filling it with items carefully chosen from home or rinsed from loving family in a two-hour stint in Ikea, it is tempting to unload everything immediately.\u00a0 This may not be helped by being given a time-slot in which to unload a car in student halls.<\/p>\n<p>NO!<\/p>\n<p>1 Try to contain yourself.\u00a0 Be practical.\u00a0 Before you do anything else, PHOTOGRAPH EVERYTHING. This includes:<\/p>\n<ul>\n<li>Every interior and exterior wall, especially any scuffed or cracked areas<\/li>\n<li>Skirting boards<\/li>\n<li>Window frames<\/li>\n<li>Bed frames and mattresses<\/li>\n<li>Carpets, particularly any staining,<\/li>\n<li>Furniture<\/li>\n<li>Interiors and exteriors of cupboards, fridges etc<\/li>\n<li>All shared spaces, such as loos, kitchens, sitting areas<\/li>\n<li>Areas behind furniture, fridges etc<\/li>\n<li>Showers, basins, toilets<\/li>\n<li>Any crockery etc that is provided<\/li>\n<li>Any hint of mould<\/li>\n<li>Any chips to woodwork, broken hinges, scorch marks on kitchen surfaces etc.<\/li>\n<\/ul>\n<p>For your own protection, you need to make a \u2018photographic record of condition\u2019 by taking then storing these photographs in a format that ensures the images are dated.\u00a0 This is your evidence to prove the condition in which you took possession of the flat.<\/p>\n<p>2 The landlord or agent should provide you with an inventory of contents.\u00a0 Check this through.<\/p>\n<p>3 If you find anything of concern when photographing, or any discrepancy with the inventory, notify the appropriate person withing 24-48 hours of moving in.\u00a0 Record this notification.<\/p>\n<p>4\u00a0 Check and note your meter readings to ensure you are not charged for a previous occupants\u2019 usage.<\/p>\n<p>5\u00a0 Check your notice period.\u00a0 Since the Renter\u2019s Rights Act, this is likely to be a minimum of two months.\u00a0 It may seem a long time away but student life passes very quickly.\u00a0 Set a calendar reminder to give notice formally, in writing, by the required date.<\/p>\n<p>6 Confirm deposit protection. In England and Wales, your landlord is legally required to place your deposit in a government-approved tenancy deposit scheme within 30 days. You should receive written confirmation of this. Keep that document safe.<\/p>\n<p><strong>During your tenancy<\/strong><\/p>\n<p>Report any issues that emerge IMMEDIATELY to the appropriate agency or individual.\u00a0 Record that you reported it.\u00a0 This can be problems like leaks or items that break, but also if something is damaged and requires attention.\u00a0 If you leave this until the end of your tenancy, you may not be able to challenge unfair withholding of a deposit.<\/p>\n<p><strong>At the End of the Academic Year<\/strong><\/p>\n<p>1 Ensure you give the correct period of notice, usually 1-2 months, for your contract.\u00a0 Record that you have done so.<\/p>\n<p>2\u00a0 CLEAN CLEAN CLEAN!<\/p>\n<p>Round up your flatmates and set to with the hoover, mop and dusters.\u00a0 Thorough cleaning will reveal wear and tear.\u00a0 This could include new patches on walls or new stains on carpets, that might be considered over and above the standard wear and tear for which a landlord might reasonably withhold some of your deposit.<\/p>\n<p>You will then have plenty of time to replace lightbulbs or hire a carpet cleaner before you are due to leave.<\/p>\n<p>Don\u2019t try to do a job for which you are unqualified: trying to replaster a wall could leave you with a bigger problem than you started with and cost you your deposit!<\/p>\n<p>Leaving cleaning to the last minute can be a costly mistake.<\/p>\n<p>3 When the notice period is ending, clean again.\u00a0 Look carefully at all the areas you photographed when you moved in.<\/p>\n<ul>\n<li>Tidy<\/li>\n<li>Restore items to their original places,<\/li>\n<li>Check shared areas, sheds, any gardens etc for your possessions.<\/li>\n<li>Remove rubbish.<\/li>\n<\/ul>\n<p>4\u00a0 Remember, your obligations will be based on the wording of your individual contract.<\/p>\n<p>5 PHOTOGRAPH\u00a0 PHOTOGRAPH\u00a0 PHOTGRAPH!<\/p>\n<p>This time, make an \u2018Outgoing Photographic Record of Condition\u2019, again with dates, and safely stored.<\/p>\n<p>6\u00a0 If possible, arrange to be present for the agent\u2019s or landlord\u2019s inspection.\u00a0 You can then address any issues at the time, including taking more photographs, rather than remotely where you only have their word for what they\u2019ve seen.<\/p>\n<p>7\u00a0 Head for home.<\/p>\n<p>8 Follow up on your deposit. Your landlord should return your deposit \u2014 or provide written reasons for any deductions \u2014 within 10 days of you both agreeing the final amount.
