(All figures below are the most recently available data.)<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/statistics\/uk-house-price-index-for-january-2022\/uk-house-price-index-summary-january-2022\">UK House Price Index<\/a><\/p>\n<p><em>Data source: Land Registry <\/em><\/p>\n<p>UK average house price = \u00a3278,436, 0.3% change in the month, 9.8% up in the year. Monthly index (where January 2015 = 100) 146.0<\/p>\n<p>House price growth was strongest in the East Midlands, at 12.4% in the year to March. London saw the weakest growth, at 4.8% in the year.<\/p>\n<p>The main reasons for elevated house price inflation include strong demand, particularly from first-time buyers, outstripping available supply of property combined with constrained supply of new build properties.<\/p>\n<p><a href=\"https:\/\/www.halifax.co.uk\/media-centre\/house-price-index\/\">Halifax<\/a><\/p>\n<p>UK average house price = \u00a3286,079, 1.1% in the month, 2.7% up in the quarter, 10.8% in the year. Monthly index (where January 1992 = 100) 493.3<\/p>\n<p>With house prices increasing for the tenth consecutive month, April saw the longest continuous run of increases since 2016. The average house is now \u00a347,568 more expensive than two years ago.<\/p>\n<p>The cost of detached and semi-detached family homes has risen an average 12% over the year, compared to 7.1% for flats.<\/p>\n<p>Economic uncertainty and income squeezes are expected to slow the rate of house price growth, particularly with the house price to income ratio at its highest ever level.<\/p>\n<p><a href=\"http:\/\/www.rightmove.co.uk\/news\/house-price-index\/\">Rightmove<\/a><\/p>\n<p>National average house asking price = \u00a3367,501, 2.1% in the month and 9.9% in the year.<\/p>\n<p>House prices increased on average \u00a36,000 in the two pre-pandemic years, compared to \u00a355,000 over the last two years. Although buyer demand remains 31% higher than 2019, there are signs that demand is beginning to subside, with the number of potential buyers down 14% year on year.<\/p>\n<p>Rental payments have been overtaken by the cost of mortgage payments. However, the average rent of \u00a3887 is now 40% more expensive than 2012, compared to 11% more for the average mortgage of \u00a3901.<\/p>\n<p><a href=\"https:\/\/www.nationwidehousepriceindex.co.uk\/reports\/house-price-growth-slows-in-april-but-remains-in-double-digits\">Nationwide<\/a><\/p>\n<p>UK average house price = \u00a3267,620, 0.3% change in the month and 12.1% increase in the year<\/p>\n<p>Amid economic uncertainty, it is surprising that the house market has remained so buoyant, especially as house price growth has deteriorated mortgage affordability. A survey indicated that 38% of households were currently moving home or planning to do so, most particularly in London where the figure was nearer 50%. It is consistently ranked the number one property website in the UK (source: Experian Hitwise). It has around 90% of all properties for sale and at any time displays a stock of over one million properties to buy or rent, worth around \u00a3270 billion.
