(All figures below are the most recently available data.)<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/publications\/uk-house-price-index-summary-december-2019\/uk-house-price-index-summary-december-2019\" rel=\"noopener\"><strong>UK House Price Index<br \/>\n<\/strong><\/a><em>Data source: Land Registry <\/em><\/p>\n<p>UK average house price = \u00c2\u00a3234,742,\u00c2\u00a0 0.3% change in the month, 2.2% up in the year. Monthly index (where January 2015 = 100) <span style=\"color: #000000;\">is 123.0<\/span><\/p>\n<p>The South East of England saw the lowest annual growth at 1.2% over the year to December. Indications showed renewed completed transactions, buyer demand and enquiries.<\/p>\n<p><a href=\"https:\/\/www.halifax.co.uk\/media-centre\/house-price-index\/\"><strong>Halifax<\/strong><\/a><strong><br \/>\n<\/strong>UK average house price = \u00c2\u00a3240,054, up 0.4% in the month, up 2.3% in the quarter, 4.1% in the year.<\/p>\n<p>There are signs of an improvement in the housing market with a rise in housing transactions and more buyer and seller activity. This may well reflect the usual surge in activity to be expected in spring and it is too early to confirm an improvement in market certainty.<\/p>\n<p>First time buyers are still struggling to raise a large enough deposit while rental growth is accelerating.<\/p>\n<p><a style=\"font-weight: bold;\" href=\"http:\/\/www.rightmove.co.uk\/news\/house-price-index\/\">Rightmove<\/a><\/p>\n<p>England and Wales average house asking price = \u00c2\u00a3309,399, up 0.8% in the month up 2.9% in the year.<\/p>\n<p>Monthly user traffic on Rightmove up 7.2% on last year, and a record 152 million visits to the site in January. Home sales increased by 12.3% year on year nationally and 26.4% in London.<\/p>\n<p>The number of new property sellers rose for the first time in 13 months, up 2.1% compared to the same period last year, but numbers were still insufficient to keep pace with demand.<\/p>\n<p>The only region to record a negative annual change was the North East of England, where asking prices fell by -0.1%.<\/p>\n<p><a style=\"font-weight: bold;\" href=\"https:\/\/www.nationwide.co.uk\/about\/house-price-index\/headlines\">Nationwide<\/a><\/p>\n<p>UK average house price = \u00c2\u00a3215,897, 0.5% change in the month and 1.9% increase in the year.<\/p>\n<p>January&#8217;s modest increase in annual house prices followed twelve successive months of annual growth below 1%.<\/p>\n<p>The number of younger home owners (age 25-34) rose over the last year to 41%, although there were still fewer than in 2004 when this group peaked at 59%.<\/p>\n<p>Mortgage affordability for first time buyers outside London and the South East of England is higher than in 2009, largely due to today&#8217;s lower borrowing costs.<\/p>\n<p>House prices in London rose on average twice as fast than any other region in the 2010s, at 66%, compared to just 11% in the North of England.<\/p>\n<p><a style=\"font-weight: bold;\" href=\"http:\/\/www.acadata.co.uk\/services\/house-price-index\/\">LSL \/ Acadata<\/a><\/p>\n<p>Average England and Wales house price = \u00c2\u00a3304,280,\u00c2\u00a0 0.1% change in the month, 0.8% in the year.<\/p>\n<p>Average house prices rose 42.6% over the last ten years, from \u00c2\u00a3213,112 to \u00c2\u00a3303,842. London and the South East of England top the list and the North East at the bottom, with house prices increasing over the ten years by 11.3%.<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/statistics\/monthly-property-transactions-completed-in-the-uk-with-value-40000-or-above\"><strong>HM Revenue &amp; Customs<\/strong><\/a><br \/>\nThe provisional number of UK residential property transaction completions (over \u00c2\u00a340,000) for December 2019 was 104,670, representing an increase of 6.2% in November 2019, and the seasonally adjusted figure is 6.8% higher than December 2018.<\/p>\n<p>The number of non-residential property transactions increased by 13.4% in November 2019, and 0.8% higher than December 2018.<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/news\/december-2019-price-paid-data\"><strong>Land Registry Price Paid Data<\/strong><\/a><br \/>\nOverall 83,500 residential sales were received for registration in December. The most expensive residential property sale was in City of Westminster, London, which sold for \u00c2\u00a339,500,000. There were 453 residential property sales valued at \u00c2\u00a31m or more in England and Wales, 275 of which were in Greater London.<\/p>\n<p>The cheapest residential sale was a property in Seaham, County Durham, which sold for \u00c2\u00a320,000.<\/p>\n<p>Newly built property sales decreased by -9.1% compared to December 2018.<\/p>\n<p><strong>REGIONAL HOUSE PRICES<\/strong><\/p>\n<table style=\"width: 99.8271%;
