(All figures below are the most recently available data.)<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/publications\/uk-house-price-index-summary-march-2019\/uk-house-price-index-summary-march-2019\" rel=\"noopener\"><strong>UK House Price Index<br \/>\n<\/strong><\/a><em>Data source: Land Registry <\/em><\/p>\n<p>UK average house price = \u00c2\u00a3226,798,\u00c2\u00a0 1.4% change in the month, -0.2% up in the year. Monthly index (where January 2015 = 100) <span style=\"color: #000000;\">is 119.0<\/span><\/p>\n<p>House price growth in March was weakest in London, where prices fell by -1.9% over the year although this was slightly higher than February&#8217;s -2.7% fall.<\/p>\n<p>House prices in England increased by 1.1% in the year to March but were stronger in other parts of the UK; Scotland house prices increased by 3.3% and Wales by 3.0%.<\/p>\n<p><a href=\"https:\/\/www.halifax.co.uk\/media-centre\/house-price-index\/\"><strong>Halifax<\/strong><\/a><strong><br \/>\n<\/strong>UK average house price = \u00c2\u00a3237,837, up 0.5% in the month, 2.5% in the quarter, 5.2% in the year.<\/p>\n<p>Despite political and economic uncertainty, house prices have remained stable, largely as a result of the high employment figures and low interest rates that are underpinning house prices. This stability is expected to continue although any downturn in the economy will severely affect the housing market.<\/p>\n<p><a style=\"font-weight: bold;\" href=\"http:\/\/www.rightmove.co.uk\/news\/house-price-index\/\">Rightmove<\/a><\/p>\n<p>England and Wales average house asking price = \u00c2\u00a3308,290, up 0.9% in the month and 0.1% in the year.<\/p>\n<p>House prices in Wales and the West, East Midlands and North West regions are at an all time high. New property listings in these areas are stable but elsewhere listings are down by an average 6.5%.<\/p>\n<p>Upturns in house prices are normal at this time of the year and have only fallen once in this period over the last ten years.<\/p>\n<p><a href=\"https:\/\/www.nationwide.co.uk\/about\/house-price-index\/headlines\"><strong>Nationwide<\/strong><\/a><strong><br \/>\n<\/strong>UK average house price = \u00c2\u00a3214,946, -0.2% change in the month and up 0.6% in the year.<\/p>\n<p>May saw annual house growth under 1% for the sixth consecutive month. New buyer enquiries are subdued.<\/p>\n<p>Despite this, first time buyer numbers are only 10% below the 2006 peak, and first time buyer mortgage payments as a percentage of take home pay has dropped below 30%.<\/p>\n<p>The average number of years it would take to save for a 20% house deposit has grown to over five years in all regions. The average London buyer would need to save 15% of their income for over 15 years.<\/p>\n<p><a href=\"http:\/\/www.acadata.co.uk\/services\/house-price-index\/\"><strong>LSL \/ Acadata<\/strong><\/a><strong><br \/>\n<\/strong>Average England and Wales house price = \u00c2\u00a3302,122,\u00c2\u00a0 down -0.1% in the month, up 0.2% in the year.<\/p>\n<p>Brexit uncertainty, lack of affordability and buy-to-let policy impacts all contributed to a slow down in the market. Despite this, first time buyer activity is still strong.<\/p>\n<p>In a survey, a quarter of the Residential Landlords Association members said they were likely to sell at least one property in the next year. First time buyers are likely to benefit from this in combination with a strong re-mortgage market against the new house purchase market.<\/p>\n<p>Sellers in some areas, including London, are dropping house prices in order to achieve a sale. However, only a few boroughs are seeing a positive effect from price reductions.<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/statistics\/monthly-property-transactions-completed-in-the-uk-with-value-40000-or-above\"><strong>HM Revenue &amp; Customs<\/strong><\/a><br \/>\nThe provisional number of UK residential property transaction completions (over \u00c2\u00a340,000) for April 2019 was 99,420, representing a decrease of -0.3% between Mar-Apr 2019, and the seasonally adjusted figure is 0.8% higher than April 2018.<\/p>\n<p>The number of non-residential property transactions increased by 9.5% between Mar-April 2019. This is 7.1% higher than April 2018.<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/news\/april-2019-price-paid-data\"><strong>Land Registry Price Paid Data<\/strong><\/a><br \/>\nOf the 74,683 residential sales received for registration in April, the most expensive residential property sale was a flat in the Borough of Kensington &amp; Chelsea, London, which sold for \u00c2\u00a330,000,000. There were 394 residential property sales valued at \u00c2\u00a31m or more in England and Wales, 242 of which were in Greater London.<\/p>\n<p>The cheapest residential sale was a terraced property in Burnley, Lancashire, which sold for \u00c2\u00a316,000.<\/p>\n<p><strong>REGIONAL HOUSE PRICES<\/strong><\/p>\n<table style=\"width: 99.8271%;
