Regionally in England, the South West saw the highest growth annually at 7.5%. London showed the slowest of all UK regions at 2.5%, the 13th consecutive month where London&#8217;s annual growth was below the UK average.<\/p>\n<p><a href=\"https:\/\/static.halifax.co.uk\/assets\/pdf\/mortgages\/pdf\/January-2018-House-Price-Index.pdf\"><strong>Halifax<\/strong><\/a><strong><br \/>\n<\/strong>UK average house price = \u00c2\u00a3223,285, down -0.6% in the month, 0.0% in the quarter, up 2.2% in the year.<\/p>\n<p>The Halifax said it was too early for the impact of stamp duty changes for first time buyers to be reflected, although the number of first time buyers had grown by 6% over the last year. The number of new house sale instructions is still in decline.<\/p>\n<p><a href=\"http:\/\/www.rightmove.co.uk\/news\/house-price-index\/\"><strong>Rightmove<\/strong><\/a><strong><br \/>\n<\/strong>England and Wales average house asking price = \u00c2\u00a3300,001 up 0.8% in the month and up 1.5% in the year.<\/p>\n<p>Rightmove saw house prices rise in all regions except the South West, where the average price fell by \u00c2\u00a3131. January was the busiest month ever on Rightmove, with over 141 million visitors to the website.<\/p>\n<p>The Midlands was the fastest selling area, where house prices rose three times faster than the national average.<\/p>\n<p><a href=\"https:\/\/www.nationwide.co.uk\/-\/media\/MainSite\/documents\/about\/house-price-index\/2018\/Jan_2018.pdf\"><strong>Nationwide<\/strong><\/a><strong><br \/>\n<\/strong>UK average house price = \u00c2\u00a3211,756 up 0.6% in the month, up 3.2% in the year.<\/p>\n<p>Demand and supply are subdued and mortgage approvals at their weakest level for three years, so the increase in house price growth is surprising.<\/p>\n<p>The number of privately rented homes reached a record high of 4.7 million (an increase of 75% in a decade). 20% of households in England are privately renting (an increase from 13% in a decade).<\/p>\n<p><a href=\"http:\/\/www.acadata.co.uk\/acadataHousePrices.php\"><strong>LSL \/ Acadata<\/strong><\/a><strong><br \/>\n<\/strong>Average England and Wales house price = \u00c2\u00a3301,477, 0.2% from last month, down -0.4% in the year.<\/p>\n<p>London, the South East and North East all recorded house price falls, although three quarters of authorities recorded annual increases. Blackburn saw the highest growth at 9.4%.<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/uploads\/system\/uploads\/attachment_data\/file\/682030\/UK_Tables_Feb_2018__cir_.pdf\"><strong>HM Revenue &amp; Customs<\/strong><\/a><br \/>\nThe provisional number of UK residential property transaction completions (&gt;\u00c2\u00a340k) for January 2018 was 102,610, representing an increase of 1.3% between Dec 2017-Jan 2018, and the seasonally adjusted figure is 0.1% lower than January 2017.\u00c2\u00a0The number of non-adjusted residential transactions was -23.3% lower than December 2017, and 2.6% higher than January 2017.<\/p>\n<p>The number of non-residential property transactions increased by 0.6% between Dec 2017-Jan 2018. This is -1.1% lower than January 2017.<\/p>\n<p><a href=\"http:\/\/www.countrywide.co.uk\/news\/countrywide-plc-monthly-lettings-index-january-2018\/\"><strong>Countrywide<\/strong><\/a>, the UK\u00e2\u20ac\u2122s largest estate agency group in the UK, has published its Monthly Lettings Index for January 2018. It was a record year for rentals, with total rent bill rising to \u00c2\u00a351.6 billion in 2017. Rental income grew by 2.4% in the year, with the greatest increases in London, the Midlands and the South West.<\/p>\n<p>The rental market is attracting the two youngest generations but a significant number of tenants are older. 10% of renters were born between 1946-1964 (&#8216;baby boomers&#8217;).<\/p>\n<p><a href=\"https:\/\/www.gov.uk\/government\/news\/november-2017-price-paid-data\"><strong>Land Registry Price Paid Data<\/strong><\/a><br \/>\nOf the 76,327 residential sales received for registration in December, the most expensive residential property sale was a terraced property in the City of Westminster, which sold for \u00c2\u00a310,075,000. Nationally, prices are edging upwards but in some areas continued to decline.<\/p>\n<p>The most impact is felt on the more expensive areas of the housing market. 67% of respondents reported that sales prices on houses being marketed at over \u00c2\u00a31 million were sold below the asking price.<\/p>\n<p>Forecasts for the next year are reasonably optimistic in most parts of the country.<\/p>\n<p>Tenant demand increased over the last three months.
