{"id":16454,"date":"2017-04-06T12:29:40","date_gmt":"2017-04-06T11:29:40","guid":{"rendered":"http:\/\/www.propertysurveying.co.uk\/newsletter\/?page_id=16454"},"modified":"2020-07-08T15:11:13","modified_gmt":"2020-07-08T14:11:13","slug":"home-ticking-bomb","status":"publish","type":"page","link":"https:\/\/www.propertysurveying.co.uk\/newsletter\/?page_id=16454","title":{"rendered":"Is your home a ticking bomb?"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-23616\" src=\"https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/home-buyers-build-the-house.jpg\" alt=\"build the house wording written on house\" width=\"1200\" height=\"280\" srcset=\"https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/home-buyers-build-the-house.jpg 1200w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/home-buyers-build-the-house-300x70.jpg 300w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/home-buyers-build-the-house-1024x239.jpg 1024w, https:\/\/www.propertysurveying.co.uk\/newsletter\/wp-content\/uploads\/home-buyers-build-the-house-768x179.jpg 768w\" sizes=\"auto, (max-width: 709px) 85vw, (max-width: 909px) 67vw, (max-width: 1362px) 62vw, 840px\" \/>Most car owners would ensure their vehicle was well-maintained and had an up-to-date MOT, but how many home owners routinely check their houses for maintenance issues?\u00c2\u00a0 Routine maintenance is just as important in the home, and making regular checks can prevent your home from being a ticking bomb and keep things under control \u00e2\u20ac\u201c while ensuring that you stay protected by your home insurance.<\/p>\n<p>A survey by Opinion Research revealed that:<\/p>\n<ul>\n<li>75% of home owners have had maintenance issues;<\/li>\n<li>50% admitted that they didn\u00e2\u20ac\u2122t have the knowledge or skill to do the work themselves;<\/li>\n<li>31% had put off essential repairs, including problems with windows, gutters, drainpipes and out-of-date electrics;<\/li>\n<li>20% were concerned about repair problems being a \u00e2\u20ac\u02dcticking bomb\u00e2\u20ac\u2122.<\/li>\n<\/ul>\n<p>Prevention is almost always cheaper than cure, so here are some simple, regular checks you can make that can save you money and keep any issues from turning into big repair bills.<\/p>\n<p><strong><span style=\"color: #0000ff;\">Walls<\/span> -\u00c2\u00a0<\/strong>Check for faulty brickwork and render, and anything leaning against exterior walls which might lead to damp problems.<\/p>\n<p><strong><span style=\"color: #0000ff;\">Roofs<\/span> -\u00c2\u00a0<\/strong>Look out for loose tiles or slates.\u00c2\u00a0 In the survey, over ten percent said their pitched roof had leaked or had broken or missing tiles, and a fifth of those reporting problems were owners of older property.\u00c2\u00a0 This is likely to be a professional fix if you have problems.<\/p>\n<p><strong><span style=\"color: #0000ff;\">Drains and Gutters<\/span> -\u00c2\u00a0<\/strong>Check drains and clear out gutters once the autumn leaves have fallen so that they are clear before winter sets in.\u00c2\u00a0 A fifth of survey respondents said that broken or blocked drains had become an issue in their present home, most of them living in older property.<\/p>\n<p><strong><span style=\"color: #0000ff;\">Insulation<\/span> -\u00c2\u00a0<\/strong>Check that your loft is fully insulated and that the material has not become damaged by leaks or pests.\u00c2\u00a0 The government still issues grants to eligible homeowners, so check whether you are eligible.<\/p>\n<p><strong><span style=\"color: #0000ff;\">Windows<\/span> -\u00c2\u00a0<\/strong>Check that the seals on double glazing haven\u00e2\u20ac\u2122t failed \u00e2\u20ac\u201c it will be fairly obvious if water has got in between the panes.\u00c2\u00a0 A fifth of homeowners said their double glazing had been a problem.\u00c2\u00a0 A window specialist may be able to fix the problem without having to replace the window.<\/p>\n<p><strong><span style=\"color: #0000ff;\">Boilers<\/span> -\u00c2\u00a0<\/strong>Get a qualified heating engineer to check your system annually to help prevent any problems.\u00c2\u00a0 A fifth of homeowners had experienced problems with out-of-date gas fittings or heating systems.<\/p>\n<p><strong><span style=\"color: #0000ff;\">Fences<\/span> -\u00c2\u00a0<\/strong>Wooden fence posts are likely to rot at ground level, but they can be maintained regularly, and posts can be replaced before the problem becomes too large.\u00c2\u00a0 One in seven homeowners had experienced problems with boundary walls or fences, and most problems were weather-related.
