However, inside they have managed to squeeze in a compact kitchen, modern bathroom and a living room big enough (just) for a sofa bed.<\/p>\n<p>Designers have also found room inside the tiny apartment for a miniscule mezzanine which can be reached using a stepladder and measures 8ft 2\u00e2\u20ac\u009d X 4ft 2\u00e2\u20ac\u009d, making it too small for a double bed.<\/p>\n<p>Located near the city centre, the property comes with no outdoor space, but does have the benefit of being within walking distance of the very popular area of Clifton Village as well as the SS Great Britain.<\/p>\n<p>The size is not the only potential problem as the \u00e2\u20ac\u02dcflat\u00e2\u20ac\u2122, which was previously available to rent for \u00c2\u00a3395pcm, does not yet have planning permission.<\/p>\n<p>Auctioneers Hollis Morgan state on their listing:<\/p>\n<p><em>&#8220;Planning permission needs to be obtained for residential use. Buyers must make their own enquiries.&#8221;<\/em><em>\u00c2\u00a0<\/em><\/p>\n<p>However, as of the 10<sup>th<\/sup> September, no planning application had been received by Bristol City Council with regards to the property.<\/p>\n<p>Potential buyers are invited to inspect the apartment (you perhaps won\u00e2\u20ac\u2122t need a whole day off work), prior to bidding when it goes up for auction on the 30<sup>th<\/sup> September and if, like me, you live by the old adage \u00e2\u20ac\u02dcit\u00e2\u20ac\u2122s not the size that matters\u00e2\u20ac\u2122, then this property could be ideal.<\/p>\n<p>&#8212;<\/p>\n<p>If you&#8217;re looking to buy in Bristol, don&#8217;t forget to instruct a surveyor to look the property over on your behalf.
