{"id":1221,"date":"2010-10-21T14:55:27","date_gmt":"2010-10-21T13:55:27","guid":{"rendered":"http:\/\/www.propertysurveying.co.uk\/newsletter\/?page_id=1221"},"modified":"2014-10-23T13:51:11","modified_gmt":"2014-10-23T12:51:11","slug":"smoke-alarms-general-advice-for-new-building-works","status":"publish","type":"page","link":"https:\/\/www.propertysurveying.co.uk\/newsletter\/?page_id=1221","title":{"rendered":"Smoke Alarms: General Advice for New Building Works"},"content":{"rendered":"<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">In most cases the installation of smoke detectors in dwellings can significantly increase the occupants safety by giving early warning of a fire outbreak. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Building Regulations now require the installation of automatic smoke detectors to new dwellings and loft conversions.\u00c2\u00a0 Automatic refers to being hard wired off the mains electricity and not reliant on a battery.<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">The guidance below covers most normal sized dwellings.<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">For larger premises with storey floor areas in excess of 200m2 or for dwellings more than 3 storeys -\u00c2\u00a0 reference to the Building Regulations or a specialist for further guidance is always recomended. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><strong><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">TYPE OF SMOKE DETECTORS. <\/span><\/span><\/strong><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><strong><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/strong><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">All smoke detectors must be mains powered (preferably with a secondary battery power supply) and be designed to comply with BS5446; Part 1. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Where there is more than one smoke detector required, they should be interlinked together, so that all sound the warning should one of the detectors pick up smoke. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-size: small;\"><strong><span style=\"font-family: Arial;\">NUMBER AND POSITIONING OF SMOKE DETECTORS\u00c2\u00a0<\/span><\/strong> <\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Smoke detectors should be provided in the circulation areas of each and on every floor of the dwelling. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Smoke detectors should be positioned between the sleeping spaces and places where a fire is likely to start e.g. living room \/ kitchen and yet be close enough to the bedroom doors to effectively wake sleeping occupants. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Smoke detectors should be positioned so that there is one within 7.5m of every habitable room door. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">If your kitchen is not separated from the stairways or circulation routes by a suitable door, then you must also install a compatible heat detector interlinked with the other smoke detector system positioned as above in the circulation routes. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Smoke detectors should preferably be fitted to the ceiling in a central position and at least 300mm from any wall or light fitting. Check the manufacturers instructions carefully when deciding where to position them \u00e2\u20ac\u201c particularly if you are going to mount them on the wall. Wall mounted detectors should generally be fixed between 150mm and 300mm below the ceiling. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Smoke detectors should not be fixed directly above heaters, ducted heat outlets, or in bathrooms, showers, cooking areas or garages, where steam, condensation or fumes could cause false alarms to occur. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Also they should not be fitted in very hot or very cold rooms e.g. boiler rooms or unheated porches, where air currents may move smoke away from the detector before it activates. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Always position your detectors so that they can easily be maintained, cleaned and tested \u00e2\u20ac\u201c so don\u00e2\u20ac\u2122t position them over stairs etc. <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><strong><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">INSTALLATION AND MAINTENANCE. <\/span><\/span><\/strong><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><strong><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/strong><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Smoke detectors should be powered by a mains supply connected to a separate circuit on the dwellings distribution board (consumer unit). <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">If there is any other equipment connected to the electric circuit, then the smoke detectors should also have an in-built battery back-up -which will operate the alarm if the power fails. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\">\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">If you use a battery backed up smoke detector they can be connected to a regularly used lighting circuit this avoids prolonged power disconnection. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><strong><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/strong><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">There is no need for special fireproof wiring. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\">\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">Always maintain, clean and test your smoke detectors regularly as directed by the manufacturers instructions. <\/span><\/span><\/p>\n<p class=\"Default\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"font-family: Arial;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt; mso-layout-grid-align: none;\"><span style=\"font-family: Arial; color: #000000;\"><span style=\"font-size: small;\">Further information can be obtained from the Building Regulations 2000 Approved Document B (2000) as amended or from your Building Control Surveyor at your Local Authority. <span style=\"mso-spacerun: yes;\">\u00c2\u00a0<\/span><\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt; mso-layout-grid-align: none;\"><span style=\"font-family: Arial; color: #000000;\"><span style=\"font-size: small;\">\u00c2\u00a0<\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt; mso-layout-grid-align: none;\"><span style=\"font-family: Arial; color: #000000;\"><span style=\"font-size: small;\">You should always check the local policy with the Local Building Control Department and comply with their requirements.<\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt; mso-layout-grid-align: none;\"><span style=\"font-family: Arial; color: #000000; font-size: 7.5pt;\">\u00c2\u00a0<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt; mso-layout-grid-align: none;\"><span style=\"font-family: Arial;
